A new Swedish law which comes into effect the 1 October 2010 means that home buyers can only apply for a mortgage corresponding to 85% of the purchase price of a house. The law was introduced in response to the recent economic crisis. In practical terms the law means that if a Swede buys a house for 2.5 million SEK, he/ she can only apply for a 2.125000 SEK mortgage and is required to pay a down payment of 375000 SEK (i.e. 15%) of the house´s purchase price. The long term impact of the law for the development of the Swedish holiday home market is difficult to foresee. However in the short term, it seems realistic to conclude that the law does make it more difficult for Swedes to compete with foreign nationals when buying holiday home properties. A new report released by the Association of Swedish Real Estate Agents and property analysts Värderingsdata highlights that the return on investment (ROI) for a Swedish mountain holiday home bought in 1991 and sold today is 153%. In real terms this is a difference of approx. 1 million SEK between 1991 and current purchase prices.
